One of the first things we’re going to check on the commercial roofing properties is the parapet walls, and the flashing on those walls.
Here, we’ve got some walls that are starting to separate. As you can see, the fasters are all the way tucked in and there is no sealant or rubber on this faster anymore, it’s already gone. And also, the ceiling here on these connection points is already started to fail.

You can tell by the discoloration there’s been a lot of standing water on here, so we want to definitely make sure that these seams are sealed, the fasteners are sealed and there’s no way for the water to seep down these walls.
That’s one of the first things we’re going to look at these parapet walls, the seams on the metal and the seams here going up the walls. Whether it’s modified or TPO or whatever else, we want to look at your walls all the way around your commercial property.
