One of the first things we’re going to check on the commercial roofing properties is the parapet walls, and the flashing on those walls.

Here, we’ve got some walls that are starting to separate. As you can see, the fasters are all the way tucked in and there is no sealant or rubber on this faster anymore, it’s already gone.  And also, the ceiling here on these connection points is already started to fail.

You can tell by the discoloration there’s been a lot of standing water on here, so we want to definitely make sure that these seams are sealed, the fasteners are sealed and there’s no way for the water to seep down these walls.

That’s one of the first things we’re going to look at these parapet walls, the seams on the metal and the seams here going up the walls. Whether it’s modified or TPO or whatever else, we want to look at your walls all the way around your commercial property.

Hi everyone, Matt with Trinity Roofing Restoration here.

One of the other things we’re going to look at today is prior repairs.
If anybody else has been up on your roof doing other repairs, we want to make sure that they’re still in good order, and most importantly still working and functioning.

Here It looks like probably some water is coming off this brick wall, probably getting in behind the membrane here and of the modified and going down into the tenant area below.  It doesn’t look pretty but it has done its job.

What we are more concerned with is places where the modified is no longer sticky.

So, when we see that brings us cause for concern, therefore we’re going to look at it a little further.

We will see if there’s anything we need to do, and see if it needs to be touched up, see if maybe it’s come off up here, or maybe there’s water behind it.

A lot of the time on the rest of the roof, If it’s coming up, it’s sure signs of moisture penetration and we want to solve that issue.

Commercial Roof Inspection and Walkthrough

Hi everyone Matt here with Trinity Roofing and Restoration.

One of the largest parts of our commercial roofing inspection is the roof, believe it or not.

There are a lot of facts and things we got to look at.
In this case, I’m standing right over a peek, or the structural part of the slope. This roof was built to shed to my left, and my right, and push water to discover an alpha off the roof.

So, here you can probably see it in the video where there’s like a white line where the water is driving to the left into the right. You can also see some of the seams here, so we’re looking at this roof is in total.

What Are We Looking for in a Commercial Roof Inspection?

One, see if there’s hail damage and see if there’s wind damage, see if there are any storm-related openings or maybe animal-related openings that are causing any kind of leaks. We are going to look at that throughout the entire roof. We’re going to make sure that the water flows in the direction that the engineers and architects intended the water to flow, and is not sitting.

There’s not any structural settlement on that roof, that is causing the water to flow in a different direction than what was intended. We are going to look at these seams and make sure there’s not a whole lot of bleed-through, and that they’re not separating right.

Those seams are there because that’s where the product ended. But there should be enough overlap because there’s not going to be water penetration.

So, if we start seeing those seams lose their aggregate, lose their stickiness, and their ability to hold it on each other, especially during a windstorm, that’s not going to be good.

So we look at these seams, we see, you know what’s going on with them, do they need repairs? do they need some kind of coding? or is it just going to need a replacement?

We’re also going to look at the modified itself on this roof and see what it is like. You can see this. There’s a lot of alligatoring is what we call it. When it started, the membrane itself is starting to dry out. It starts to stretch out, and you can see it looks like alligator skin or dinosaur skin where you see all the little cracks infiltrating through the asphalt.

Signs of your Commercial Roof Needs Maintenance

So, once you start seeing that these signs at the roof need some kind of maintenance, maybe just needs coding, maybe these are former placement. We’re going to look at the whole thing.

This part, of the worst section on this roof. so it’s not terrible motion, it looks pretty good, but we do want to look at the seams, the overlaps, the asphalt itself, and obviously, we’re looking to see if there’s any kind of wind or hail or any kind of animals that may have infiltrated into the roofs.

So if you guys need to get someone to look at your entire property order a commercial roofing inspection and see what’s going on with it. Make sure there’s nothing wrong with it, or just give it a once over.

But no matter, we got this one done, making the split, guys are packing up, cleaning it up, and getting it all taken care of.
